Property Styling FAQ
A. The Styling Edge starts the Property Styling process with an in-person consultation that provides an objective look at your home or investment property. We tour the property to get an idea of which characteristics should be emphasised and which flaws should be minimised, with our property stylists taking notes, photos or a video to guide them in choosing appropriately scaled pieces from our furniture warehouse. Our stylists can also make suggestions on what changes or repairs would further improve the sale price of the property. Our team will discuss timeline, budget, and priorities with you. Once a strategy is agreed upon, a detailed quote will be sent to the customer within 24 hours.
A. We have found that to keep your home looking its best and to ensure that our furniture and homewares are kept in the best condition, it is best to not live in your home for the duration of Furniture hire. However, we can style occupied homes case by case.
A. We sure do! All the furniture, artwork and soft furnishings you see on our website, Instagram or Pinterest is owned by us. We DO NOT sub hire from larger rental companies to ensure quality control. All of our styled property looks are curated by our stylists and designed with your home in mind. We make sure that our furniture is on-trend, in pristine condition and cleaned between each hire period.
A. Absolutely. It can be hard for home buyers to get a true sense of livability, warmth and a sense of space when a home is empty. Without property staging, buyers are more likely to focus on negative aspects of the home, such as poor maintenance, tired carpets and flooring, lack of architectural detail, or inadequate size. Furthermore, empty spaces tend to feel cold and uninviting. With property styling, we can create a warm inviting home that buyers can start to imagine living in.
A. Yes we think so! Even the most beautiful home needs to be de-personalised so potential buyers can imagine themselves living in it. How you decorate your home to live in and how you decorate it to sell are very different. The decorating choices you make for your home may suit your taste and lifestyle but they may not suit those of a wide range of potential buyers and may not show off your home’s best attributes. Homebuyers are typically looking for bright, clean, spacious homes with great flow. Many buyers have difficulty picturing themselves and their belongings in a home if it is cluttered and has outdated decor. Cleaning, de-cluttering, de-personalising, organising, and of course Property Staging is needed in almost every home, and these adjustments can have an enormous effect on what your property will eventually sell for.
A. Our property styling installation takes between 3 and 6 hours, depending on the size of the property and ease of access.
A. Your home is your greatest investment so you want to make sure that it is in the best possible condition before putting it on the market. Our goal is to ensure that your house sells quickly and for the highest price possible. While every home is different, research suggests that staging a home for sale can increase the final property sale price by 5% to 10%… even up to 15%! A. The best offer on a property is usually presented within the first 2 weeks of a sale campaign. Conversely, properties that linger on the market are far more likely to consider discounting as initial buyer interest diminishes. You may also want to consider the emotional toll of a house lingering on the market, the stress of your house not selling at all or eventually selling for less than desired; and the strain of keeping your house in immaculate shape for multiple showings and Open Houses. The stress reduction alone can make Home Staging well worth it.
Using some of your own furniture is what is known as Partial Property Styling. For vendors that can’t move out, our Partial Property Styling Package utilises some (or all of) your furniture along with our artwork and accessories to create a home that will appeal to buyers. While our Full-Service package requires your property to be empty, our partial styling package is perfect for owners who need to stay in their homes during the sale period.

A. We understand that when you have a full schedule, the whole process of selling can seem overwhelming. It is our mission to make the styling process as seamless as possible for our customers. We take care of it so that you don’t have to!
A. The styling edge requires payment in full cleared before your installation. A 20% deposit is required to confirm your booking. We have credit card facilities available for payment however this does attract a small fee.
A. We are familiar with such cases and it’s not too late to call us for a consultation. The Styling Edge can help you organise a strategy to get your house sold quickly!
A. Our average styling campaign period is 4 weeks + 2 weeks free. This means you have extra time for real estate photography and advertising. Need more time? Just let us know and we may be able to accommodate.
A. We will do a walk through of your property (this will take approx. 30 minutes). Once we get back to the studio we will review the video footage taken and will put together a concept for your home. We then obsess about it for a long as we possible can … live and breath your house and then boom! We make our final selections and then start packing. Everything we choose is with your potential buyers in mind.
A. Unfortunately no, we do not hire individual pieces of furniture to property styling customers. We do have partial styling available but have a minimum spend required.
A. The more notice you give us, the better!! 2 weeks is fantastic and 3 weeks is even better! But in saying that, we are pretty great on our feet and can deliver a fully staged property in a matter of days if we have availability. (We book out very fast!)
A. We service all of Sydney, Wollongong, the South Coast and the Southern Highlands.
A. Yes, on a case-by-case basis. The team at The Styling Edge has years of experience in designing and running holiday rentals – use our expertise to maximise your profits.
A. While our main service is definitely Property Styling we do help some of our clients with interior design choices for their home. Call us to speak more about this option.

A. Yes. The terms property styling and property staging are interchangeable. Other names used for this service include real estate styling, realestate staging, home styling, home staging and staging to sell.
A. As a general guide, property styling starts from around $3000 for partial styling or small apartment styling. Property styling for homes or large apartments will generally range from $4000 – $8000 depending on the size of the property (e.g. how many lounge areas, formal dining, bedrooms, outdoor styling spaces). By working with a professional, qualified property styling team you will ensure the maximum return on your investment. A. From the day we install.
A. It’s rare… but can happen. There are a few options in this case. 1. Extend your hire on a weekly basis, extend your hire for another month, or our team can come pick everything up. In the case where we remove the furniture, you will still have your professional photos for advertising to use in ongoing property marketing strategies.
A. Our minimum extension period in 7 days. Chat to our team about your options.
A. We love it when you do but we understand that this isn’t always possible. Sometimes its easiest for your agent to give them a quick water. If we have key access and are close by we are always happy to pop in and give them a water top up. Self watering pots make life a little easier though and we use them when we can to save you the hassle.
A. If you aren’t living in the property then it should be perfect and ready to go for open days. But… sometimes potential buyers like to test a home. And we mean test everything. For example jumping on the beds and laying on the lounge. So cushions might get a little messy. We can come out on a Friday to touch up the property if needed. Just contact us for pricing.
A. We work with so many agents but definitely have our favourites. Just ask us for a recommendation.

A. We live and breath your property. Because we own all our own furniture, decor and art and we aren’t limited in our choices. We don’t sub hire from other furniture hire companies. We also work with many furniture wholesalers and suppliers that small stylist don’t have access to. We style based on what your property needs. We obsess about it until everything has been thought of. We are crazy like that. But it works!
A. Our team aims to send all styling quotations within 24 hours.. In our busy periods we guarantee a response 2-3 days.
A. Very carefully and by professionals. We are stylists, not removalists. That’s why we employ an amazing team to move our furniture.
